Details of Our Home Information Pack

From 1 June 2007, all home owners in England & Wales will need to prepare a Home Information Pack (HIP) before putting their home up for sale.

Currently much of the essential information required to buy a property only comes to light when an offer has been made and accepted. In the meantime the buyer is negotiating in the dark and are often waisting money on searches and surveys. The Home information pack is a set of documents providing important information about a property such as searches, copies of deeds and a new document called a home condition report, which assesses the condition of the property and its energy efficiency.

Providing all the information up front at the time of selling a property should make the home buying process a more efficient & transparent process.

What will the home information pack contain?
The pack is likely to contain copies of:

• Evidence of title (ownership)
• Terms of sale
• Replies to standard preliminary enquiries made on behalf of buyers
• Copies of any planning, listed building and building consents & approvals
• For new properties, copies of warranties & guarantees
• Any guarantees for work carried out on the property
• Replies to searches made to the local authority
• A home condition report based on a professional survey of the property, including an energy efficiency assessment
